Hi guys welcome back to the Channel today is a beautiful winter day and we are in the gorgeous town of gu alfera in mes we’re going to be looking at a twoe house with balconies a Terrace and gorgeous gorgeous views we really hope that you enjoyed this video and please

Let us know what you think about this house in the comment section cordal Fiera is located in the lower molis and it has a population of around 950 people this town has been inhabited since at least the 10th or 11th centuries the Gela lake or Lago de Leon

Is actually a man-made damp built in the 60s and 70s to provide water to baviera and other surrounding towns in the lake you can see the remnants of an ancient Bridge which is said to have being crossed by Hannibal during the Punic Wars between Rome and Carthage Cal Fiera is quite popular with Foreigners for its size it has a good population of expats particularly from the US Argentina Australia and Germany the the town is small and very well-kept you can spend hours wandering around the beautiful Historical Center with its cobblestone streets Stone

Houses or you can just visit the lookout and admire the beautiful Greenery surrounding the town and the lake so you guys we are located in the Historical Center of guial Fiera the main street or one of the main streets is right over there and you’ll be super

Close to seeing the lake from here I’ll just zoom in a little bit and then you have the lake right there so one of the ways to come to this home is through these stairs which are very comfy and beautiful where are you from okay so I stopped the video just

For a second because there was a young couple living their house now the house that we’re going to be looking at is this one here so you actually have two entrances one over here and one over there and that entrance will take you to the second floor however this connects

Through the inside and then we have one balcony here on one of the bedrooms and then another balcony facing the back we have been told that the roof is in good condition this have house is indeed um in need of some renovation but the bones are very good you don’t really see any

Humidity or any um OD smell even though the house hasn’t been Liv in for quite a While no no people are so helpful she was just asking me do you need anyone are you waiting for someone she wanted to help at some point the kitchen will have been here and then you have this as the dining area upstairs we can access through here and then they Cantina or

Seller down there which will be very very interesting for us to Check we have actually a working fireplace and an oven which is beautiful inside just move this out of the way have a look at that and on the screen in a minute we will put um a picture of what it would look like if you use this as a feature

And not as an oven okay if we keep going through here we come to another room that probably will become your living living area your living room or a TV Area you may want to change the doors as well to double glazed or even triple glazed but at the moment they do the job and then you come through here and have this amazing view from the back balcony I think the balcony is wide enough for a couple of stools and one of

Those hanging um tables don’t know if you have seen them but they’re very popular here in Italy Gotti p p p mush Mush and then we have a Terrace down there and you can access the Terrace through that stet and please forgive the noise they’re doing some Renovations on one of the houses um up the road once we believe that once that SC folding is gone you could bring your car around and

Access that through here so we’ll check that out shortly but before four let’s go upstairs First the bricks And okay the stairs were super comfortable and we make it when we make it to the top we have a couple of bedrooms let’s check these one out first it will be the main bedroom most likely now the plaster is peeling so it will need to be replaced is not water damaged or

Anything like that it’s just time time to replace um the sheath of um plaster very nice size and it actually feels the temperature feels very comfortable here inside right now is about 13° and as I mentioned before it is winter we’re coming to the end of winter now and how

About this view so we have a balcony here on the first floor as well overlooking the back of the house and the gorgeous gorgeous mountain of guardi Alfa now this is more like a Juliet Balcony just little one if you enjoy our content please consider supporting us on patreon from

Only $3 50 a month you can help us continue to bring you the content you love I will share the link in the description section of this video Gra okay now from here let’s go to our second bedroom the bedrooms here have a really nice Size and we have a balcony here facing the front of the house so at the beginning of the video I said hello to you guys from down There again you may want to change these doors to something that is more energy efficient but in saying that it’s doing the job as of now unfortunately this is a little bit hard to open this system right now and we could and um go out to the balcony but you’ve seen what the

Street looks like from the beginning of the video so I hope that that is enough and then over here we have our attic it’s not uncommon that in the older houses that haven’t been renovated the toilets were placed in between places so this is is the case here we

Have a toilet in the Attic we have a little opening there so at some point would have been a window all the way down there and we have some stairs that take us through an aric area that is just high enough for storage and you can see the condition of the roof from Here okay now let’s turn around and let’s go to The Cantina and let’s check out the Terrace if you’re still watching this video it seems to me that you’re pretty serious about purchasing a home in Italy if you’re ever in need of expert independent legal advice and support at

Any stage of your property purchase process we will be more than happy to refer you to a fantastic group of professionals we have been collaborating with just send us an email to rosini andco gmail.com that’s rosini with two ends Okay so we’re back here in the kitchen and dining area and by the way there is another toilet there so at least we know that there’s Plumbing throughout the house just needs to be reconfigured the stairs here a bit funky pretty deep okay we were told by the agent that this

Area used to be the Stables so they used to have the animals here oo the height of this room is great so it’s like a second caner here deep Stairs so at some point I would have used those tubes to hang the sausages and salami to dry These stairs are nice romanella H romanella romanella it’s beautiful to look aw some gate and these this type of of structure it looks nice when it’s cleaned up as well I like the style of that okay honey you were saying oh maybe it’s a little bit noisy here to

Talk yeah maybe a bit maybe just put music over this segment do you see the cat sleeping there yeah know in that other house is the is the other one the smaller one that one there that’s the back there yeah so that not not the finished one one

Indented so we were saying that we could put um here that the the FAL yeah yeah ringier ringier here and then also you probably have the same one you put along along here and then and then a then a creeper to give um privacy then

You can changes to tiles yes you can do so much with this I’m was saying to Amilia we could park the land R here but she says no no because you can use this space but it’s back there during summer yeah will be so nice here okay very very nice stas you guys

Lots of potential yes and what we were saying before is to put a railing Ferro through here and then down and then along there where you have the green fence at the moment Especially Australians Australians love okay so what do you think about this home we spoke with the state agent and they think that in the area on average about it will cost about 800 per square meter to um renovate a place and of course that is if you if you give everything

To to a company or a builder to do but if you’re handy you could probably do the tiling you could probably do the kitchen if you needed to save some money or if you’re happy to give it to someone just give them this key and get them to renovate your house for

You okay you guys this is the back of the property that’s the house that’s been renovated which is great of course for you cuz then your neighbors are going to have a beautiful house which will only help for the value of your house oh I’m so glad I came around look at

That look at that wall which is part of your house and then we have our main bedroom there our kitchen floor here and then the conance over there thank you so much for watching this video we really hope that you enjoy it as always please let us know your

Thoughts in the comment section and we’ll see you in the next one Ciao Thank you so much to our patrons for the generosity your extra support is really Appreciated are you wanting to have a little piece of Italy with you if so remember to visit our merchandise store we have lots of designs to keep you inspired and working towards your dream We have a lot more content for you to enjoy if you would like to continue watching other home tours please click here if you would like to watch the videos of our own purchase and renovation story click here please remember to like comment and subscribe and we’ll see you next time ciao

  1. Hi, nice video. I try to figure out where to place the toilet! May be upstairs, taking one room and transform it in a walk in and a toilet will be the solution. It is funny to put the toilet at the beginning of a stair. Best regards. Alain

  2. A lot of work to be done in This property for new owner. I guess there is no showers take by owner. I see bucket’s were provide to flush the toilets, which are in an unusual place. Lots of possibilities for this property. I personally find a little pricey for the work needed.

  3. Many possibilities with this property. I would make a large living room on the top floor. (Joining the two bedrooms). Large windows in the rear facade with the beautiful view!😊

  4. Italian town houses are so fascinating. How curious to put toilets at the foot of the stairs! I guess it kind of makes sense, in a way, if there wasn't an opportunity to have an outside "privy".

It seems that often Italian properties are left unoccupied for a long time before coming to the market. Is there a reason for this I wonder?

  5. I love the views this place has ❤ and the village looks lovely to explore. Having views to the lake (mostly from a short walk) is also a great upside. Perhaps ensuites (including toilets) in the bedrooms would work? I expect that renovation would add a bit more to the needed budget.

  6. very cozy house it seems to be in good conditions just maybe some touch ups and some stair rails to make it a little safer

  7. Do almost all of the villages in Italy have bakeries, even the smaller ones? Thanks for doing these by the way!

  8. Ciao amici. Grazie da Texas come sempre. Non vogliamo il rumore della strada ma questa strada sembra meno trafficata ❤

  9. Interesting Place! Would love to have a wood fired brick oven and fireplace in my kitchen someday! Don't think this would be our dream home, but wife and I really want to learn more about this small town. Great video! We made some Cafe Bustelo in Our Moka pot before we watched. Have a great day

  10. The cantina was so large. It would be tempting to update and connect it more properly with the rest of the house. Really great space.

  11. Everything that it is missing I know I could put it in!!😊 But, please tell me that all the furniture & stuff does not stay and that all the stuff will be cleared out?❤ Thank you for this find! My imagination is going happy on this one!!

  12. There is no proper bathroom, nowhere to get a bath or shower….other than that, it's a very nice property….thanks

  13. I love this little town! The house needs a lot of work. New electric, plumbing, plaster, new floors, internal doors, windows, balcony doors, refinish the front door, repoint all the stone work. I would remove one of the entrances and replace with a window. I would switch the kitchen and the living area and place a half bath. The steps to the cantina need to be replaced with a spiral stair case. The first room of the cantina I would create storage and a laundry room with a half bath. The larger room I would add a window and replace the door. I would create another lounge or library. The steps down to the terrace need to be replaced. I would add tile, iron work to match the gate. Add a seating area, table and chairs and lots of planters. The second floor I would carve out space for a full bathroom with a shower. The steps to the attic/storage needs to be replaced. All the miscellaneous toilets would be the first things to go. Overall I would budget closer to $100,000USD for the renovation. I think their asking price is too high since the house is not really habitable without a proper bathroom. The house could be amazing with the right buyer. Thanks for the video tour!

  14. Are there any houses where everything is on the ground level. No stairs to climb and walking distance to all basic amenities.. bus stops, train stations, shops and hospitals etc.

  15. Has the area in a good broadband speed? Also what would be the legal cost to purchase this house?
