[Music] hi guys welcome back to the channel we are today again in a gorgeous little town not so little maybe 4,000 to 5,000 people in the north of Pula in the province of foja so we’re going to be looking at a house that has two bedrooms one bathroom is pretty much moving ready it has several balconies so much light super Airy right in the middle of town you’re going to love it let’s go downstairs to start this home tour because right now I am on one of the balconies [Music] this home is located in a gorgeous town in the north of [Music] bullia the population is around 4,000 people and the altitude 270 m above sea level [Music] from here we can reach the beautiful beaches of Pula in about 15 minutes and the beaches of molissa in about 30 [Music] minutes as you walk around you will notice the beautiful white streets lined with tall trees pretty much from the entrance of the town to the Historical Center it really feels like a people friendly town the architecture has a beautiful mix between that one of pulia and M the buildings are very well kept all around and since the border is so close people here have very strong ties to the neighboring region of M this town is very accessible surrounded by Greenery and is part of the par Del Gano within the town you can find plenty of businesses such as cafes bars restaurants bakeries florists and many other services the streets are flat so it is quite walkable and there are a number of architectural and cultural wonders for you to discover and keep entertained from here you can reach thermal in about 30 minutes the city of fja in about 50 minutes which by the way is beautiful and Barry the capital of Pula in about 2 [Music] hours for further information including our finders fee for this property please contact us via our website so this is the house that we’re going to be looking at we are about a block away from the main street of town right there today Saturday so we have Market day pretty busy over there and we are in Spring but at the moment we’re going through a little bit of a cold snap so the temperature is probably 11° right now now on this side we have the kitchen and the main bedroom over there then we have the bathroom there our main entrance this portion is not part of the house let’s go around the other side so that you see what else is over there over here we have another balcony this window is in the kitchen this door is in the landro and up here we have another window for the biggest bedroom the main bedroom and over here a window that it’ll make more sense once we go inside so at the moment we think the building could do the outside of the building could do with some um freshening up of the paint once you’ve done that it will look beautiful hey do you get a a pet Crow okay let’s get started okay as we enter we find some stairs and once we get here we’re going to find the living and dying in area we just came from there pretty large size we will let you know on the screen the size of this room the house is moving ready you already have heating services are still connected and here we have our first first balcony and you see a little bit of another important Street of town all the way over there I’m going to zoom in for you to see here you’re going to be very close to all the services and amenities of the town and there are plenty of parking spaces over here the streets in this town are nice and wide and just over there I think oh yep let’s keep walking because this balcon is quite long if we keep walking over here we can see the main street of town and then you have your um cafes restaurants hairdresser just around the corner those a hairdresser that seem to be very busy you have supermarkets florists pretty much anything that you can need and we can take a sneak peek of the kitchen through this window here okay we’re back in the dining and lroom and our our door is down there our main door if we come this way we’re going to find the kitchen super light and Airy hips of cross ventilation we have some ideas for this kitchen as well here they have their washing machine and I would say that this used to be a fireplace yep and it’s now being used as storage gas cooked up and the window which we just looked into before and then the [Music] balcony this house is moving ready but for sure you could do with some updates pretty much just cosmetic work it wouldn’t take a lot of um time or money effort or skill I will say to do that the windows are aluminium very nice um and steady Windows super good for sound insulation and here is our second balcony [Music] and many of you have asked us lately why we haven’t been saying the names of certain towns we know it can be a little bit frustrating for you but we have explained in different videos in certain towns is because we have been asked to keep the towns private and the homes private for the privacy of the owners some of these um homes people are living in them people are renting them out and believe it or not there has been a couple of occasions when um some of our viewers have knocked on the door and yeah they just turn up just stir up uh so yes we want to do the best by everyone if you’re interested in a particular house and we don’t tell you the name of the town feel free to write to us we’re very responsive with emails yes we certainly are now in just a note to that side note it’s really important that people don’t just turn up and go to people’s homes because they entrusted us and the real estate uh that we work with um to to keep their prod privacy to ask um Leonardo what this is this some humidity here we continue to the second floor again very light and Airy here we have our main bedroom here we have our bathroom and over here we have a single bedroom and an extra space over there so let’s check this one out first [Music] [Music] at some point they probably use this as another their bed as another bedroom because it’s not uncommon that in Italy you have a bed that feels almost like he’s on the way or in a hallway to go somewhere else and then we have a large window that faces the side of the house our one our balconies is down there the main street is over there and that other Main Street that I pointed at before is over there the houses around are very well kept which is large enough for a toilet a b a sink and a small tub and we have a window and we are now on the front of the house now let’s go and check out this bedroom that has another balcony if you’re still watching this video it seems to me that you’re pretty serious [Music] hello hello so some thoughts about this uh upstairs here this is um we’re in the one of the two smaller rooms yeah so just around the corner behind fella that is the main bedroom which is huge so I would probably turn this into a two-bedroom instead of three bedroom and the way I do this is keep this as a second bedroom and I would make either either close this off so this is just the room here and then this becomes the on Suite for the room behind here so I’d cut through to here yeah so that’s one way of doing it the other way is is you make this the on Suite for this room M okay and then you come through here uh the other thing that you could do is turn this into the on Suite of this room mhm okay so somehow you could close it off make that bed that bathroom a little bit bigger yeah um and then come through into here like a doorway into this room but then you have no single bathroom in the house unless you have some ideas for downstairs uh well I have a idea for a room down there for a bathroom right for a powder room oh yeah that would be enough yeah so if you have two bathrooms here and you had the powder room downstairs would be fine otherwise if you wanted to keep that as a as a a main bath room you could this room if you weren’t if you weren’t going to cut through into that room as an on Suite this room is is huge immen I did you measure it is it more than 25 25 M squar A little bit more but there’s enough room here to put in uh an on Suite here I would probably put it um maybe along here that’s better I I’d probably put it along here yeah and have it as a long one suite and the door here so you just get a shower um yeah toilet and Basin because you still have if you have the wall here you still got a huge space yeah yeah so there’s you could put in two on Suites here leave that and then a powder room downstairs or make that a un sweet um there’s lots of ideas lots of ideas when you’re saying that is is is moving but at the moment it’s completely livable really clean so many balconies so much ventilation yeah yeah there’s already the radiators yeah okay so let’s go downstair show you where I put the um downstairs where I put the on the um powder room okay so we’re back in the kitchen and we’re going into the Lou room okay so I I I put this as the dining area and that is the loung room yeah since the kitchen is right here yeah I feel like foreigners like us are different to Italians we prefer like a smaller dining area and a bigger Lounge but Italian’s like a a huge dining area cuz it got huge families and so many plates and 50 million plates okay so what I would do is I would reduce the size of this so I would put a powder room exactly here okay so I just go 2 m across and I’d go across here it it’s almost it’s almost here okay so then a wall here maybe the entrance here or something and this would just be a basin and a toilet so having The Powder Room down here is to me is essential so you wall here and then this area becomes like a smaller dining yeah or this becomes a dining in the lounge because it’s big it’s more it’s about 21 s m yeah so it’s really good size and one thing that we are saying that away from the kitchen is because by the looks of it the wall there is a structural wall yeah by the width of it so will you mind if the powder room is in next to the K next to dining area no I mean you’ll just have it sound proofed and yeah you know um like you you really like when it comes down to Basics you just really need a toilet a small toilet and a small sink how about here how about on this cuz look the width of this is nice enough and you probably already have the drainage and water coming from the kitchen behind maybe yeah but then again it’s also still I mean then it’s in the lounge room and it’s not in the dining so yeah you could have it there you could have it over that way but I just feel like over this this way is better in a way cuz it’s sort of out of the living and you know what I wouldn’t even use this space really for anything I’d have it like an entrance so coat hangers in the place to see so the toilet cuz I put the wall here and the door on the side so you come through this way um and it’s you wouldn’t even notice it you wouldn’t you wouldn’t even notice there okay we missed we missed a shower L are we know look right look it was here right yeah um oh man does hilarious and it has a window it’s got a window yeah have a look you go in there okay oh well look it’s big enough oh my God it even has a door right I can’t believe it ah it’s even got a space for your phone yeah but look it’s got um um a little what’s it called wait I don’t know how wait oh yeah look yeah like a little shutter right and then so you can have a shower while you’re making me breakfast yes sure want a coffee my chip Cafe Ah that’s awesome and then there’s enough space there for your Cornetto and your espresso look at that that’s so cute how did you find out I was closing the door and I saw this door you’re not okay great that’s great that changes everything guys let’s do this video again no no but but that’s even better to make that a to just a toilet there because now you have a shower down here great okay fantastic okay ah okay see like so they raise that thing that lifts you and then they clean it inside yeah and maybe some but who pays for that but if you if it’s if it’s 500 300 like you just might as well do it I mean you ask and if they don’t so I go back to what Leonardo was saying remember that um um what do you call it the humidity going up to the second floor so what he’s saying similar to another house that we did recently is that most likely is that there is something blocking this drainage tube down here that is between these two houses and that’s why there is a AA Greenery pretty much um CL what do you call it growing up there so you will need to get this cleaned or between the two owners and he says maybe anything between 300 and 500 to get that clean now I’m going to point at these because I don’t want you thinking that these are notes for houses that are condemned or anything like that if you see a video of ours with and then we are walking somewhere and you see something like this is just an A viso so it’s just the Energy company letting people know that they are going to um stop the service on such dates at such time to do
