details that make retiring in pulia attractive and then start looking at a new town which is a stoni we will look at some of the reasons why you might want to consider a stoni as well as look at three properties that currently range from 79 to €15,000 and then we will look at what the monthly cost of living would be for each of these locations so let’s dive into the beautiful and historic town of auni Italy often referred to as the White City nestled in the heart of the pulia region between the towns of C Vino and Chino ostuni is a gem that offers a unique blend of Rich history stunning crystal clear waters and Sandy Shores of the Adriatic Sea are perfect for relaxing swimming and enjoying the coastal lifestyle don’t miss the 15th century ostuni Cathedral with its beautiful rose window and Gothic architecture visit the Piaza DEA liberta this Central Square is the heart of aoni bustling with cafes shops and historic buildings the column of sant aronzo a statue of the city’s patron saint Stands Tall in the Piaza and is a notable Landmark Italy boasts a highquality Health Care system and auni is no exception with access to Modern medical facilities and highly trained healthc Care Professionals you you can enjoy Peace of Mind knowing that your health needs will be taken care of in pulia the Health Care system is quite robust though it differs from what you might be used to in the United States Italy offers a public health care System called the servicio sanitario naale or SSN which provides comprehensive coverage to Residents this annual health insurance comes to €2,000 per year or about 175 per month the quality of healthcare and pulia is generally good with many facilities and services available though you may find the wait times for certain treatments can be longer than in the United States you can however jump the line but there will be a small charge for that it is fair to assume somewhere between 20 to 50 to jump the line prescription drugs will be significantly cheaper than in the United States at least 50% cheaper if you’re a non-european union citizen you’ll need a visa to retire in Italy the elective res Visa is the one you’ll need to apply for this Visa is specifically for those who can support themselves without working in Italy the process involves proving your financial stability having Private health insurance and securing a place to live in Italy securing a place to live does mean that you need to have signed a lease or purchased a property in order to acquire a Visa without a Visa you can still visit Italy for 90 days and then leave Italy for the following 90 days this is a great way to get a feel for what it will be like to live and retire in Italy it is different to live in Italy for 3 months than it is to just go there on a vacation for a week or two this is a highly recommended way to go about experiencing retirement in pulia and discovering if it is a place you would like to actually move to our first property is a one-bedroom detached house that has 500 squ ft and is going for € 79,000 this Stone building is located on the ground ground floor and within the historic center of auni the historic Center of asuni is a maze of alleys and narrow streets painted white you will immediately notice the barrel vaults and the characteristic floor you will find comfort with a nice sofa a fully equipped kitchenet and the description of the Real Estate website says there is a large windowed bathroom in this image we can see a nice shower it looks like there was a little Loft and that is where this bed is this unit is equipped with a hot cold air conditioner which would be appreciated for cooling and heating the rooms situated in a picturesque alley of the original 19th century area this property is a short distance from the Timeless charm of the historic Center the beaches are 6 km away there are a plethora of restaurants in the historic Center some of them are upscale and very unique but others are more reasonable and would still fit the goal of retiring in Italy for cheap let’s take a look at a few of them 300 M from the apartment is a butcher shop called machelia SEO it is rated 4.9 on Google you have to choose your meat at the counter and it operates as a restaurant as well many waiters speak English 570 M away is a pharmacy called pharmasia in Piaza saak restaurant circled in red is located just south of the apartment and within the Historical Center it will run you 10 to €20 per person and is rated 4.5 on Google reviewers say that the surface pizza and house wine are all very good Alito posto is also 10 to20 per person this Pizzeria has good pizza and calamari it is rated 4.2 on Google and there are quite a few interesting items on the menu everything from Pizza Lobster fish and steak from Tuscany are available their Instagram page will make you hungry the link is in the description restorante pagua is a steakhouse that is located at the bottom of the Old Town expect 20 to30 per person this Steakhouse has some of the best meat in a stoni expect to have meat skewers come to your table right from the oven and I think if you dare you can even order horse couldn’t find a picture of that though we can see from the map that ramuno Bistro is located just south of saaks restaurant it is rated 4.8 on Google and is 15 to 45 years per person its focus is on Seafood pizza and wine Osteria Del Tempo perso is circled at the top of the map and is a restaurant in a cave and is built at the top of auni Oldtown according to Trip Advisor expects somewhere around $30 to $50 per person it is rated 4.3 on Google hosteria ronata is rated 4.7 on Google the wine list is extensive this is also an Italian restaurant and expect 30 to 90 EUR per person which is a pretty wide range Dish restaurant located at close proximity to aeria ronata is fairly upscale and the views look breathtaking it is an estimated 40 to 80 per person they mostly offer Innovative Italian and seafood dishes and are rated 4.6 on Google duck with Coco hoys and sauce barley and vegetable salad is €26 our second proper property is 600 sare ft 100 m from the sea and is going for 98,000 located on the second floor without a lift this bright apartment offers a welcoming living area with an open and cozy little kitchen a double bedroom that looks fairly spacious for a 600t apartment a second bedroom with a bunk bed and a bathroom with a shower the apartment is equipped with hot water air conditioning and the balcony offers a street view clearly the value of this apartment is offering its proximity to the water as we look at the map we can see that this is a different location than the first property you are further away from the historic Center and closer to the water the apartment is 100 m away from the water the need for a car would be greater with this property however there is one restaurant slightly in the distance from this property that I want to highlight perhaps a 15-minute drive from this property is the coastal town of Santa Sabina and in Santa Sabina there is a beautiful seafood restaurant called Miram Mara you can expect 25 to 45 per person there are breathtaking views of the sea as well as delicious food our third and final retire for cheap in pulia property is a Charming renovated independent house on two levels with panoramic Terraces and the sea in the distance the property is 700 sare ft and is currently asking €15,000 as we can see from the map this property is slightly south of the first apartment we looked at I believe it is fair to assume that the apartment is near the center of the map the property provides exposed stone that makes the environment comfortable and very welcoming upon entering the property there is a staircase that leads to the first floor where the living room exists and it looks fairly spacious I think that even though it’s only 700 ft you have much much more room than the previous two properties in this video the kitchen might be a bit of a tighter fit to be honest but personally I would rather have extra room to have friends over and less room in the kitchen there are two bedrooms and this is the first one while this is the second bedroom my only concern would be that this second bedroom might lack a little privacy going up a few steps we reached the second floor where we find a third bedroom with a fireplace and a nice looking bathroom with a shower the property is equipped with air conditioning and is sold fully furnished let’s take a look at the financial breakdown for each of these properties we are going to assume a 5% interest rate 20% down and a 30-year loan I am trying to learn if the 20% down is a reasonable number for an immigrant looking to buy property in Italy if you have any information on this I would love to discuss it in the comments the first property is selling for $79,000 so that would be about6 ,000 down this comes to a monthly payment of about €340 per month which is currently about $370 us the second property which is selling for 98,000 would be $2,000 down and a monthly payment of €420 or about $460 us the third property is $15,000 and would be about 21,000 down and a monthly mortgage payment of $4 50 or about $490 I think that you are going to need a car for each of these properties as we have covered in the previous videos gas in pulia is about $8 per gallon and insurance on average is $100 per month for property number one the monthly cost of living would be mortgage for $390 utilities for $200 sell Wi-Fi for 35 entertainment for 250 groceries for 200 health insurance for 175 and that gets us to a total of 1,260 per month without a car and if we estimate 250 for a car which would means somewhere between 1 and two tanks of gas per month then the total is$ 1,510 per month add $30 to the cost of living for the second property and we get to $1,540 per month add another 30 for the final property and that would be $1,000 570 per month groceries in general are cheaper in auni than in the US especially produ this entertainment budget would allow you to go out to eat a few times per week don’t expect any early bird specials though you might be eating later on the nights you go out one big negative is that auni is not a 7% income town there are several 7% income tax regions in southern Italy pulia is one of these regions this is a big opportunity because taxes in Italy normally are between 23 and 43% to get the 7% income tax in pulia you must live in a town of less than 20,000 people auni has a little over 30,000 people and so you will have to pay normal Italian income tax however there is a dual taxation treaty between the United States and Italy this treaty is designed to prevent you from being taxed on the same income by both countries under this agreement you won’t be taxed twice on the same income but you will pay the higher amount I think I come to the conclusion that a stoni would be a great place to visit but sister Nino and caravino both offer a lower cost of living you can get a nicer place for less money it’s less touristy and you could still drive to a stoni if you want to go for a day trip and thank you for taking this trip with us as we have explored a few places that you could retire for cheap in pulia let us know which one is your favorite in the comments if you enjoyed this
